This is a syndicated loan helping fund the acquisition of a completed specialist disability accommodation property at 4 Gunn Street, Kearneys Spring, Toowoomba. The borrower is Sumo Managed Funds Project 8 Pty Ltd. Sumo Advisory Pty Ltd acts as arranger and security trustee. Investors participate as lenders rather than buying an apartment directly.
-
The completed property comprises four apartments with two bedrooms each, designed for High Physical Support accommodation, together with facilities for Onsite Overnight Assistance. Just SDA is the appointed provider and manager. Completion of the building does not remove the investment’s lending, property or repayment risks.
-
The loan provides for interest at 14% p.a., paid monthly in arrears, with a minimum entitlement of nine months’ interest. If the borrower repays sooner, the unpaid balance of that minimum interest becomes payable on repayment. These are contractual entitlements, not guaranteed payments. Capital and interest remain subject to the borrower’s ability to pay.
-
The base bonus is 7.5%, payable when the property is sold or refinanced. Existing investors in any Sumo issuance may receive an additional 1%, and investments of $300,000 or more may qualify for another 2%. These additions can combine to give 3% extra.
Bonuses are paid once, not annually, and are subject to the offer terms. Repayment by the borrower following a sale or refinancing does not remove the applicable bonus entitlement. Early redemption requested by an investor may reduce the bonuses to nil. Bonuses are not guaranteed.
-
The minimum investment is $100,000. Raise presents this opportunity to eligible wholesale investors. Meeting the minimum investment alone does not establish wholesale eligibility or mean the investment is suitable for you. Read our investor eligibility guidance and consider the full terms, risks and your capacity to bear loss.
-
Repayment is intended to come from a property sale or refinancing. The Information Package sets legal maturity at six months after the senior loan’s maturity, but does not give a calendar date. Nine months is the minimum interest entitlement, not a fixed investment term or promised repayment date.
Early redemption requires security trustee approval and replacement funding. It is not a facility for withdrawal on demand, and applicable bonuses may be reduced to nil. Review the final maturity and repayment provisions in the transaction documents before investing.
-
The loan is supported by a registered second ranking mortgage held by the security trustee, behind the senior lender. The senior lender has priority when proceeds are distributed, subject to the transaction and intercreditor arrangements. Sale or refinancing proceeds may be insufficient to repay this loan. Mortgage security does not guarantee repayment or prevent capital loss.
-
Risks include borrower default, the senior lender’s priority, insufficient sale or refinancing proceeds and limited access to your money before repayment. Property income can also be affected by occupancy, participant funding, provider performance and changes to disability accommodation regulation or pricing. Capital, interest and bonuses may be lost or delayed. Read the full risk disclosures and consider independent advice before deciding.
