The Hunter Valley Luxury Hotel, known as Laval, offers eligible wholesale investors the opportunity to earn fixed monthly interest through an investment in a proposed luxury hotel development at the historic Ben Ean Estate in Pokolbin, New South Wales.
The development has approval for 65 luxury designer hotel rooms, with plans for fine dining, a wellness spa, swimming pool and premium hospitality experiences overlooking the Hunter Valley vineyards and Brokenback Mountain Range.
Investments are made through promissory notes issued by HVL Hotels Pty Limited (ACN 679 826 816), with fixed interest rates ranging from 10% to 12.7% p.a., depending on the investment amount.
Investors are lending to the issuer rather than acquiring ownership of the hotel. Capital and interest payments are not guaranteed.
-
Laval offers three fixed annual interest-rate tiers, with interest calculated daily and payable monthly in arrears.
Investment amount — Fixed interest rate
$100,000–$249,000 — 10% p.a.
$250,000–$499,000 — 11.3% p.a.
$500,000+ — 12.7% p.a.
The interest rate is determined by the amount invested in each transaction rather than the combined value of separate investments.
The Information Memorandum states that advertised interest rates are net of fees and expenses. Although the rates are fixed contractually, interest payments depend on HVL Hotels meeting its obligations and are not guaranteed.
-
Laval's monthly interest structure may appeal to eligible wholesale investors seeking regular income from a private property development investment.
For illustration:
Investment — Approximate monthly interest
$100,000 at 10% p.a. — $833
$250,000 at 11.3% p.a. — $2,354
$500,000 at 12.7% p.a. — $5,292
Interest is calculated daily and paid monthly.
These examples are gross illustrative amounts based on one-twelfth of annual interest. Actual monthly calculations vary with the number of days in the interest period, and payments are not guaranteed.

Laval combines a historic Hunter Valley vineyard location with an approved luxury hotel development and a specialist hospitality team.
The proposed hotel includes:
• 65 approved luxury designer rooms, with vineyard and mountain views.
• Premium dining and hospitality, including a fine dining restaurant, cocktail bars and event facilities.
• A dedicated wellness destination, including a proposed longevity spa and swimming pool.
• A distinctive art and design concept, incorporating contemporary architecture and works by established artists.
• An appointed hotel operator, Belmo Group, specialising in luxury accommodation management.
The hotel forms part of the broader Ben Ean Estate redevelopment, with its own subdivided hotel site.
-
Laval offers Foundation Member privileges alongside its financial investment terms, providing investors with an opportunity to experience the hotel once operational.
The Information Memorandum outlines the following benefits:
• A complimentary two-night weekend stay every year for the first three years, subject to availability.
• Complimentary room upgrades to the best available room category.
• A $500 dining voucher redeemable at the hotel restaurant.
• A complimentary bottle of Champagne upon arrival.
• A 10% discount on the total hotel account when staying at the hotel during its first five years of operation.
• Invitations to special food, wine and art events in the Hunter Valley.
These benefits are linked to the proposed hotel's commencement of operations and applicable availability conditions. They do not confer ownership rights in the hotel.
-
The Laval development has an approved development application for 65 luxury hotel rooms at Ben Ean Estate in Pokolbin.
The Information Memorandum also confirms that the estate acquisition was completed in December 2025 and the subdivision was registered in October 2025.
The development is led by HVL Hotels Pty Limited, with Dr John Hewson as Chairman and Dominic Lambrinos as Managing Director.
The project team includes specialists in hotel development, hospitality, architecture, food and beverage, art and hotel operations. Belmo Group has been appointed as the proposed hotel's operator.
Development approval and an experienced project team are important features, although construction, financing and completion risks remain.
-
The minimum initial investment in Laval is $100,000, with subsequent investments available in increments of $50,000.
The opportunity is available exclusively to eligible wholesale, sophisticated or professional investors.
Eligibility may be established through qualifying investment amounts, financial criteria supported by an accountant's certificate, or other applicable wholesale-investor provisions.
Raise Private Capital can explain the eligibility requirements and help prospective investors access the Information Memorandum and application information.
Eligibility must be verified before an investment can proceed.
-
The stated investment term is 36 months, subject to the Board’s ability to vary the term under the offer conditions. Repayment is intended to come from property sales and refinancing. Capital repayment and its timing are not guaranteed.
Early redemption is at the issuer's discretion, and investors should be prepared to hold their investment for its contractual term. There is no established secondary market for the notes.
-
Laval investors hold promissory notes issued by HVL Hotels Pty Limited rather than direct ownership interests in the underlying property.
Mortgage security is provided for following a specified default, subject to the conditions in the Information Memorandum. Until then, the notes are unsecured. Any mortgage security ranks behind senior lenders and does not guarantee repayment.
-
Laval is a private property development investment with risks associated with construction, financing, property values, hotel operations and repayment.
The main considerations include development delays or cost overruns, the availability of construction and refinancing facilities, future hotel performance and the priority of senior mortgage lenders.
Investors should consider the security limitations explained above.
Investors may experience delayed payments or lose some or all of their invested capital.
The Information Memorandum provides a detailed explanation of the investment structure and material risks.
