Investors hold units in the Sumo IV & SIV Fund, allocated to the Project 9 Sub-Fund. The Sub-Fund lends to the property owner to fund acquisition, development and associated fees and costs.
Rhodes, as Sub-Trustee, holds the first-ranking mortgage and general security. Individual investors do not hold mortgages in their own names. Property values, sale proceeds and enforcement outcomes can affect returns and capital; security does not guarantee repayment or full recovery.

No withdrawals are available before the property is sold. The approximately 24-month target and 36-month maximum expected term are project timeframes, not a new term starting when an investor joins. The investment can extend beyond both periods; neither is a guaranteed maturity date.

Sumo's Project Completion Guarantee covers a completion funding shortfall only. It does not guarantee investment distributions, loan repayment or your capital. The IM says the Trustee has not obtained evidence of the guarantor's financial capacity or legal advice on enforceability.
